Real estate market in Estrie: Fewer sales, but value rising sharply
In a climate of economic uncertainty, fuelled notably by the dynamics of American policy under the Donald Trump administration and the buzz surrounding provincial elections in Quebec, the market shows surprising resilience. Although the total number of sales is down, the value of properties continues to rise strongly, thereby supporting a growing financial volume.
Less transactions, more value
Between January and August 2026, the region recorded a decline in the number of transactions compared with the same period in 2025, but the rise in prices boosted the overall investment volume:
- Total sales: 733 properties sold (vs 824 in 2025), a decrease of about 11%.
- Total sales volume: $485.5 million, up +5% from $462.1 million in 2025.
- New listings: 1,595 properties marketed, a slight increase in supply (1,514 in 2025).
- Average time on market (JSM): 78 days across all types (slightly down from 80 days in 2025).

Distribution of single-family sales by price range
Property accessibility is evolving, and price segmentation highlights the market’s shift toward high-end:
- Less than $300,000: Only 26 sales (an absolute rarity in the area).
- $300,000 to $500,000: 104 sales.
- $500,000 to $700,000: 138 sales (the heart of the market for families).
- $700,000 to $1,000,000: 111 sales.
- More than $1,000,000: 95 transactions (confirming Memphrémagog’s appeal for prestige and vacation homes).
What does this mean for you?
Are you considering selling?
The decrease in the number of transactions does not mean the market is against you, quite the opposite! The surge in monetary volume (+5%) and the median price of single-family homes (+14.2%) show that current buyers are qualified and willing to pay top dollar for a beautiful property. More than half of single-family homes (241 of 474) still find buyers in less than 30 days.
Do you want to buy?
The market requires flexibility and financial preparation. Although prices are reaching new highs, the increase in new listings (+5%) adds a bit of oxygen to the market. The housing times for condos (101 days on average) can offer you a better negotiating margin if you are looking in this segment.
Despite an external climate sometimes uncertain, the Estrie real estate market shows iron health in 2026. The overall volume of transactions is down, but this is largely offset by a continuing appreciation in property values. The magnificent region of the Eastern Townships retains its status as a safe haven, valued as both a primary residence and a vacation area.
